Home Listings Arizona (thru Tony Pomykala and Patricia Roos - Arizona real estate licensees) subscribe to ARMLS in order to provide you, the home shopper, an up to date and live data list of available homes for sale in the Arizona real estate market. ARMLS categorizes homes in property dwelling types such as Single Family Residential, town homes and patio home condominiums, apartment style flats, lofts, gemini/twins, modular, and manufactured mobile homes.

STEP 1 to buying a house in Arizona: "How much home can I afford?"
If financing your purchase, prequalify with a mortgage lender first. This is critical. Don't watch your favorite house get bought out from under you because you weren't ready! Also, this will tell you how much home you can likely afford, based on the monthly payment you want and can qualify for. Know your ceiling so you will know if you can afford your dream house. To get an approximate idea of what you might be able to afford, take the price of the home you like and place it in the mortgage calculator (minus any down payment you plan to make). Then input the current rate of the mortgage term from the far right box and the years of the loan (ie: 15 or 30). Then hit calculate.
Remember that this payment will only estimate principal and interest. Many monthly mortgage payments will additionally include 1/12th of the annual property taxes and 1/12th of your annual homeowners insurance premium.

Our consumer oriented idx version of FlexMLS is updated in actual real time, directly through the Arizona Regional Multiple Listings Service (ARMLS) and is as current as you can get. It's not updated only once or twice a day like most other sites, but is updated constantly, all the time 24/7. The moment a real estate agent inputs a new listing, you can see it. The moment a Realtor makes a price change, you can see it. Just refresh your search, and you see it immediately. An added feature available to anyone who creates a free no-obligation account, you can Save your Favorite property listings and when they become Sold, you can see the price the home sold for. This is a great way to research a neighborhood for trends prior to you making your purchase. It's also a great way to see pricing trends if you are thinking about selling your home, too!

STEP 3: Let's make a Showing Request to go see those houses!
Every home listing on this website has a Request Showing or Contact button that gets you in contact with us. Let us know what works best for you and we will set up the appointments with the sellers or their listing agents. Many requests for Showings can be set up within a few hours, but please try to give us at least one or two days notice. If any of the homes that you'd like to see is occupied by a tenant, Arizona law requires us to offer them 48 hours notice before any showing. We must adhere to that.

Please note that the real estate listings found in our MLS search is a complete collection of all the active homes for sale being offered thru the MLS by every participating brokerage having a membership in ARMLS.
