In Arizona real estate deals, there are two sides to each property purchase, the Buyer and the Seller (obviously). The agent for the buyer is paid for from proceeds the seller receives once the transaction closes escrow and is recorded at the county recorder's office. It should not cost a buyer anything upfront or out of pocket to be represented by an agent. This is especially important if you want to make a Spec home or New Home purchase direct from a Builder. Walking in to a Model Home's open house without an agent will leave you unrepresented. Once you've registered there, you no longer can have an independant agent work for you, unless you want to cover the costs personally. Why should you have an agent? Because the Builders are always sending us incentives, discounts and promotions for our buyers if we bring our clients to them to buy a home. We know how to save you money, and you don't even have to pay for us. Going unrepresented means the builders won't tell you all the offers and discounts and allowances they could have given you, because you are already there, why should they?!
